Mortgage deals falling through the main cause of property transactions collapsing

The majority of property sales that collapse in Britain are caused by mortgage agreements falling through. This is according to research from Move with Us, home of the largest network of independent estate agents in the UK. The data demonstrates that 49% of estate agents believe this is the main cause of fall through rates in the British property market.

Conveyancing timescales were second on the list at 28%. This was followed by buyers not being able to afford as much as they initially thought due to stricter lending criteria introduced by the Mortgage Market Review (MMR). This answer received 21% of the vote.

Other issues agents have noticed include problems being found on the survey and sales falling through further up the chain.


Simon King, Director of Move with Us commented: “A lot of mortgage agreements in the current market are falling through as they have timed out due to transactions taking longer. This is in part due to new regulations introduced by MMR and conveyancers experiencing an increased workload. It’s an industry wide issue we’ve been working to resolve for home movers with the CA Protocol, creating a training academy to bring more conveyancing to the industry and by building a conveyancing platform called Navigator that helps speed up the process.”


“Most of the causes of fall through rates can be avoided, or at least significantly reduced, by being proactive. If home movers conduct thorough research, understand their budget and get financially qualified prior to viewing property they’ll be off to a good start. Other things they can do to reduce the chances of the transaction falling through are to ensure they’re legally prepared as soon as they start looking to buy or put their house on the market and use an online conveyancing platform.”
